How to post a sold listing

Sold is the last frame. It has to look like the first one, or the year looks like five different agents.

The close is the news. The graphic is the record. Sellers screenshot it. Other sellers judge you by it. Buyers who missed the house still see who sold it.

When to post it

Post when it has actually closed. Not when you are “pretty sure Friday.” If your office wants a delay, wait. A sold post you have to take down is worse than a day of silence.

What goes on the graphic

On the graphic

Not on the graphic

If you want a seller quote, it belongs in the caption, attributed, and only if they said it.

Write a caption that can be forwarded

Thank the seller. Name the address. Say you are taking new listings if that is true. Put your name on it even though it is already on the image.

Do not invent days on market. Do not invent a list-to-sale percentage. Do not write “another one in the books.” The graphic already did the work.

This is event 5 of 5

It has to sit next to the just listed from the first week. Same type. Same frame. Same place for your name. That is the point of the pack. See the sold graphic and the sample pack.

If the earlier posts were a mess, do not go back and restyle them in public. Make this one match what you will use on the next listing, and start clean there.

A short checklist

Then start the next listing with the same look. That is how a year holds together.
