How to post a price change

A price change is news. It is not a new brand. If the just-listed post was charcoal and clean, the update should be charcoal and clean, with a new number.

The job is simple: say the price moved, keep the house and the agent obvious, and do not look like you are running a fire sale.

When to post it

Post the day the new price is live in the MLS. Not “when you have time to make a graphic.” Sellers are watching. Buyers who saved the listing will see the change on the portals anyway. Your post should be the one that still looks like you.

If you are waiting on a broker to approve the number, wait. Do not post a maybe.

The notice is the new number. The rest of the card should still be the listing they already know.

Write the caption after the number

The graphic is the update. The caption is the reason to come see it.

Do not write a market essay. Do not apologize. Do not say “motivated seller” unless the seller asked you to say that, in those words, in writing.

Keep the next posts in the same look

This is event 3 of 5. It has to sit between open house and pending without looking like a different agent took over.
