How to post a pending listing

Pending is not a celebration post and it is not a disappearing act. The listing is under contract. People who were watching still need to know it is yours, and that it is no longer available to tour like it was last week.

The graphic should say the status, keep the address, and keep your name. That is the whole job.

When to post it

Post when the status is actually under contract, not when you have a verbal. If your market uses contingent, or active under contract, use the words your MLS and your broker use. Do not invent a friendlier label.

If the deal falls through, you will need a later post. That is a different status. Do not keep a pending graphic up after the listing is back.

Pending is a status change. Sold is the close. Do not spend the last frame before you have it.

What the caption should do

Thank the seller if that is true and they want it public. Tell watchers the house is under contract. Tell them you are still taking buyers if you are. Keep it short.

Do not narrate the inspection. Do not hint at the price. Do not post a pending graphic on a neighborhood group that will argue about it.

Keep the listing from going silent

This is event 4 of 5. Between contract and close, the feed should still look like the just listed that started it. See the pending graphic and the sample pack.

If you go quiet here, the sold post two weeks later looks like a one-off. If you change clothes here, the year looks like five agents.
