Providence photo rules: RI Statewide MLS and MLS PIN
Last verified (ET). General information, not legal advice — always confirm with your MLS and broker before you upload.
Product fence: The $49 listing pack (first free) is social/email graphics — not MLS photo cleanup. Photo cleanup for MLS upload is MLS Ready ($49/mo). Pack ≠ cleanup.
Which board actually governs?
- Rhode Island Statewide MLS (RIAR / State-Wide MLS, Inc.) — jurisdiction is the State of Rhode Island (Bristol, Kent, Newport, Providence, Washington). Source: Rules Sec. 1.2; hub rirealtors.org/pages/mls.
- MLS PIN (MLS Property Information Network / Pinergy) — primary Massachusetts coverage with multi-state subscribers (incl. RI). For Massachusetts listings near Providence (for example Attleboro or Fall River), MLS PIN often applies. Hub: mlspin.com.
- Confirm with your broker which system the listing files into before choosing a disclosure style.
RI Statewide MLS — photo & staging (Sec. 6.5)
- Physical depictions must show only the property and amenities; no marketing/promotional messages on images.
- At least one exterior photo within 7 days (seller “No Photo Requested” opt-out exception).
- If digitally altered, enhanced, virtually staged, or otherwise modified so the image does not accurately reflect current condition: disclose in public remarks, photo description, OR on the image (e.g. “digitally enhanced” / “virtually staged”).
- No before-image requirement found in the public 2024 rules.
- Only branding exception on photos: a small copyright notice (bottom-right; max 12 pt or 1/8 inch). No company logos, promotional material, websites, or legible company signs.
Primary: RulesRegs-Approved-2024.pdf · Guidance: Digitally altering MLS photos (2023-02-10) · Policy notices PDF on RIAR MLS docs. Whether a 2025/2026 revision supersedes publicly: limited — check your MLS.
MLS PIN — photo content (Sec. 1.0)
- Images limited to objective information about the physical attributes of the property or its location (Sec. 1.0(f)).
- No broker/agent naming or contact/URLs in Images or virtual tours (Sec. 1.0(e)).
- No virtual-staging / AI / watermark rule found in public Articles I–XIII. Treat under the objective-property + accuracy warranty. Voluntary disclosure belongs in text fields — on-image “Virtually Staged” labels appear barred by the no-promotional / objective-info test.

Export implication
RI may allow an on-image disclosure; MLS PIN should stay clean of staging stamps. Do not reuse a SmartMLS/Canopy watermarked export on PIN.
FAQ
I work both sides of the Providence metro — one export?
No. Keep an RI Statewide set (disclosure allowed in remarks, caption, or on-image) and a PIN set (unbranded; disclosure in text fields only).
Does Grafics invent board-specific RI rules?
No. Everything above is cited from public RIAR / MLS PIN docs. Gaps stay UNKNOWN.
