Last verified (ET). General information, not legal advice — always confirm with your MLS and broker before you upload.
Product fence: The $49 listing pack (first free) is social/email graphics — not MLS photo cleanup. Photo cleanup for MLS upload is MLS Ready ($49/mo). Pack ≠ cleanup.

- On-image watermark REQUIRED stating the photo was virtually staged. connectMLS can apply a watermark if you certify the photo as virtually staged.
- An original “as-is” photo is not required for virtual staging alone.
- Tick the virtual-staging checkbox in connectMLS if you want it to apply the watermark.
- Interior furniture/decor staging only; no exterior staging except unattached furniture/decor; no altering permanent fixtures; no adding impossible views; no removing negative elements; no distorting room dimensions; no people/branding on photos.

Digitally altered photos (not just furniture staging)
- Must pair with an as-is photo first, then the altered version.
- Both images need watermarks (“digitally enhanced” / “actual” style stamps).
- Caption or remarks alone are not enough — IDX feeds drop those captions.
- Primary photo must be unenhanced.

FAQ
Can I rely on Public Remarks instead of a watermark?
No for SmartMLS virtual staging / digital alteration. Remarks/captions are not in IDX feeds; the board requires an on-image stamp.
Is this the same as FMLS/GAMLS (Atlanta)?
No. SmartMLS requires on-image staging watermarks; Georgia boards generally forbid agent overlays and use remarks (+ GAMLS adjacent original). Export presets must differ.
Does Grafics guarantee SmartMLS compliance?
No. We cite public rules and help with unbranded cleanup via MLS Ready. Your broker and SmartMLS Compliance are the authority.
